HOA Meeting Highlights:
6:35 - Officer Denny started the meeting with community awareness and discussion. Online: Nashville police dept police dashboard – shows crime statistics.
Abandoned Cars: handled through Metro Codes (HUB) and HOA. Police only deal with criminal car issues. On public street legally parked…Police do not handle. Police do not deal with private streets.
-Police do patrol Provincetown area.
-When the south precinct is built, it will give Antioch 2 precincts and cut the area in half.
-Officer Denny said he would set up extra patrols for Provincetown.
Review Activities / Projects for past 12 months:
- Maple and crape myrtle trees planted in roundabout.
- Larger Parking space numbers and painting lines.
- Lighting upgraded to solar lighting (7). Cost is less than $1,000 per light including pole and head. When bulbs in other lights are changed. They are changed to LED lights. There are plans to install more solar lights. (Resident rec - strobe light around trash cans.) Light recommendation - Cedar Ash Crossing and Isabella Lane.
o Missy stated she will start working with Joy to get missing lights installed.
Plans for the future:
- Mulch scheduled for May 20th
- Painting – metal railing will be painted.
- Plant enhancements: bushes will be replaced and plants along the front.
-Update Reserve Study for long range budget planning:
Foundation and structure is the homeowners responsibility.
If crack is caused by drainage and gutters not being fixed and it leads to a foundation problem, this is an HOA issues.
-Goal will be to maintain sticker enforcement of community rules
-Neighborhood watch program with multiple communities. Matlock, Summerfield and Ashford Crossing. Officer Denny and Joy. LaTamera is working on this.
Update from Developer for new Construction: Will resume in June. Lawsuit has been resolved between developer and contractor.
-Metro crossing will be the construction entrance.
-Metro will barricade during construction.
-3rd party contractor will be our go-to for information.
Financial Update:
Trash and insurance are big cost. Trash has gone up. Plus, we added an extra day and extra porter pick-ups.
Increased insurance rates due to 3 claims filed. Currently looking for different insurance company. Currently Philadelphia insurance. Looking at condo logic insurance company. We have had a couple of years with high insurance. We will start going down this year in our 3rd year.
